The Lombardo Ranch project is a long-term planning effort
that considers how housing, infrastructure and open space can be designed together, not separately.

It reflects a broader question facing many communities: how to grow in a way that is coordinated, sustainable and aligned with infrastructure capacity.
A Site Long Identified for Growth
The Lombardo Ranch area has been part of Dixon’s long-term planning framework for decades.
Inclusion in the City’s Sphere of Influence (since 1993)
Regional land use designations supporting future residential
development
Proximity to existing infrastructure and planned public facilities
This planning context has guided infrastructure investments and regional coordination over time.
What is Being Considered
The project is currently in an early planning stage. What exists today is a framework, not a final design.




RESIDENTIAL NEIGHBORHOODS
A range of single-family home types
Different lot sizes to support varied household needs
Neighborhood design focused on connected streets and livable scale

PARKS & OPEN SPACE
Central neighborhood park as a community gathering space
Greenway park connecting walking and biking routes
Open space corridors encourage pedestrian focused neighborhoods

CONNECTIVITY
Pedestrian and bicycle connections to surrounding areas
Links to schools, parks, and existing neighborhoods
Emphasis on safe, non-vehicular movement where possible

Infrastructure Comes First
A defining feature of this project is that infrastructure planning occurs early.
Water Supply Infrastructure (wells, tanks and distribution systems).
Stormwater systems
& drainage improvements.
Land dedication for future school sites.
Coordination with public agencies on long-term planning.
This sequencing, planning infrastructure alongside growth, is central to how the project has been structured.

Designed to Evolve
Nothing is final at this stage. The design will continue to evolve
through, public input, environmental review, city review processes and technical and infrastructure analysis.
